This transformation is part of Calgary’s broader downtown revitalization strategy, which focuses on converting vacant office space into much-needed housing. In April 2023, The Loft became one of five projects selected to receive funding as part of this initiative, contributing to the conversion of nearly 500,000 ft² of office space into 530 new homes.
With its mixed-use design and integration into the streetscape, The Loft is poised to inject vibrancy and foot traffic into the downtown core, supporting the city’s long-term goals for increased livability, safety, and economic resilience in the west end.

The Challenge
Xradar was brought into the project after safety concerns emerged surrounding a competitor’s scanning performance, specifically the misidentification of post-tension (PT) cables, posing a serious risk to trades working on slab penetrations.
Given the structural complexity of the building and the volume of trades needing slab access, accurate scanning and safe coring became a top priority. The team at Maple Reinders required a partner with the capability to handle PT slabs across all 13 floors from the basement to the penthouse, with precision, safety, and efficiency.

Scope of Work
Xradar provided full-scope concrete scanning and coring services throughout the structure. Our work included:
- Digital concrete scanning to detect embedded elements (including PT cables, rebar, and conduits)
- Core drilling of over 100 holes to facilitate trade access for plumbing, mechanical, and electrical installations
- Coverage across all 13 floors, including penthouse and basement levels
- Same-day Digital Detailed Scanning Reports, streamlining approvals with structural engineers
Our Solution
To ensure safety and prevent costly delays, Xradar deployed advanced radar technology and trained specialists to provide accurate post-tension cable detection. Our daily scanning reports featured clear, color-coded slab markings and were digitally formatted for seamless communication with engineering consultants.
This approach allowed Maple Reinders to confidently proceed with coring and slab work, eliminating the risk of striking structural components and reducing project hold-ups.
Results
Xradar was successful in drilling 100+ core holes without incident and zero safety issues or slab penetrations into structural elements. Our Same-day scanning-to-reporting cycle, accelerating approval workflows, and enhanced onsite coordination for multiple trades across all levels contribute to maintaining the tight construction timelines within a challenging downtown redevelopment project.

Conclusion
The Loft exemplifies how strategic partnerships, technical expertise, and responsive service can come together to support Calgary’s ambitious downtown renewal efforts. By ensuring safe, accurate, and timely concrete scanning and coring, Xradar helped Maple Reinders meet construction milestones and bring new residential life to Calgary’s core, with confidence.
